In the field of real estate project management, the initial phase, particularly the feasibility analysis, represents a critical and short interval in the project schedule, during which complex and fundamental decisions must be made that determine the potential profitability of the project. These decisions are often based on hypothetical data, which can significantly increase the risks associated with the final development of the project. It is essential to implement an advanced tool that optimises the decision-making process, facilitating efficient and accurate architectural adjustments and financial analysis. This tool should be able to generate viable alternatives aligned with the established criteria and predefined project objectives.

In the early stages of a real estate project, the use of tools based on new technologies (e.g. AI) represents an opportunity in the real estate sector because of their ability to improve visualisation and planning, maximising plot yield, optimising architectural design and reducing the financial risk of any operation. It facilitates environmental and urban impact analysis, and improves decision making with accurate data. These tools are essential to communicate effectively with stakeholders, identify and solve problems early, optimising costs and resources. They drive design innovation, promote sustainability, and allow for flexible adjustments, ensuring that the final project is functional, comfortable and suitable for end users.

ACCIONA is launching this challenge to identify solutions and/or tools that maximise the performance of the plot in a real estate project. The functionalities that this tool must meet are:

  1. Plot performance: define according to the use and typology of the building, the number of units, the types (1D, 2D…) and the resulting surfaces.
  2. Design strategies: define the shape of the plot, the associated distributions and the location of the circulation to maximise profitability, without losing design quality.
  3. Sustainability: possibility of carrying out energy analyses, accessibility and orientation studies in previous phases of the project.
  4. Financial results: having in real time the reliable construction cost associated with the qualities and location of the project to be able to control ratios in real time.

Yes. This Open Innovation Program is designed for the co-creation and co-development with startups, spinoffs and scaleups. Although we wouldn’t expect to work with mature companies, ACCIONA understands that developing a new product is hard and pivoting to find the Market-Fit needs from time and work, so we will analyse case by case.

Yes. As companies grow, they develop commercial agreements. Corporate open innovation programs are one of them, although ACCIONA wouldn’t accept to develop a project if the startup is working on a project with the same scope with a competitor.

At the beginning of the project, the ownership of the IP is from each part. Only after the ending of the project, ACCIONA and your company would negotiate over the results of the product or service developed if ACCIONA has had a relevant participation.

Usually, ACCIONA will publish that a pilot has been developed with your company at the end of the project. If you need to share some kind of information of the project, privately or publicly, please contact us.

No. Open Innovation program doesn’t take any equity. Only at the end of the project, ACCIONA would analyse if an investment has a fit in the company strategy and if the startup has an investment round open.

No. Sometimes startups captable is complex. We would accept that one of the founders signs if he/she has power of attorney.
